The Architectural Review Board met in regular session on Thurs, March 13, 2014 at 7:30 p.m. at the Mayfield Village Civic Center Conference Room. Chairman Dinardo presided.

ROLL CALL

Present: Mr. Ron Dinardo (Chairman), Mr. Joshua Klein (Chairman Pro-Tem), and Mr. Carmen Miozzi

Absent: Mr. Ivo Tombazzi, Mrs. MaryAnn Wervey, and Mr. John Marrelli (Building Commissioner)

Also Present:  Ms. Deborah Garbo (Secretary)

CONSIDERATION OF MEETING MINUTES: Feb 13, 2014

Mr. Miozzi, seconded by Mr. Klein made a motion to approve the minutes of Feb 13, 2014.

OPEN PORTION:

Chairman Dinardo called the meeting to order. This is a resubmission from an original ARB submission on 2/13 of this year. Great Day Improvement came back with the requested changes.

Todd Alexander with Great Day Improvement states, I think we covered them all. One detail was about the roof lines and the elevations and how that lined up with the existing roof. The first thing we addressed was, would that new overhang extend out past the existing house roof, and it clearly does not. This existing house roof overhang is 16”. We’ll have a 12” overhang with gutter and downspout.

Inset; Another detail is on that same wall, you wanted an inset so we weren’t trying to match up going straight down. There’s about one inch there now. We could hold it in another inch or so, hold it inside the corner channels and just push everything to the left.

Colors; White 8” flat aluminum siding on house. Anything we put up will be white coil stocked case trim to match the fascia’s.

Roof; Black shingles to match.

Chairman Dinardo asked, on Sheet 205 C-Wall Elevation where it shows the ridge of the existing house lower than the fascia of the sunroom, that is only 4” difference. Is that correct? Because you’re out 12” and that’s out 16”.

Todd Alexander replied, we’ll be about 5” above it, 4” will be our gutter.

Chairman poses this question to Carmen. This is an awkward detail. Should this be cut back? You’re talking about 4 inches, this is back 4 inches. How do you transition?

Mr. Miozzi said sometimes the gutter would actually just go over the other gutter. I’ll assume that’s how you’re dumping into it?

Todd Alexander replied, the last time we were here before I checked that, we were going to use J straps and hang 4” PVC behind the deck carrier beam and tie it in above grade. Now that it’s drawn to scale, when we go out and measure, we’ll be above, drop back in and go right into the existing downspouts.

Door Swing; Chairman commented the landing was taken into account, that works now with the door swinging in.

Chairman Dinardo states, it says existing deck to me modified by P.E. You’re going to need a P.E. to submit something to John our Building Commissioner.

Todd Alexander notes that the Engineer stamped drawings were submitted with the original Feb submission. I’ll work with John on that.

Chairman Dinardo asked, you have somewhere to take the stormwater with the gutter and downspout?

Mr. Miozzi said he’s tying into the existing ones.

Chairman Dinardo said it looks like you’ve addressed everything. We’re going to leave the roof color up to John. The photo you have has 6” of snow on the roof. When the weather breaks, if you can provide a shingle sample & photo to John for the record when you pick up your building permit. We’re going to leave it at ‘match existing black roof’.

DECISION:

Mr. Klein, seconded by Mr. Miozzi made a motion to approve the Sun Room Addition for Gary & Peggy Streiff at 753 Kenwood Drive as noted.

  • Contractor to bring shingle sample and existing roof photo for Building Commissioner approval.
